Understanding Home Inspections: What Every Home Buyer Should Know

Buying a home is exciting, but it’s also a major investment. One of the most important steps in the process is the home inspection.

A home inspection gives buyers an opportunity to have a professional evaluate the property’s condition before completing the purchase. It can provide valuable information about the home and help you better understand what you’re buying.

What Is a Home Inspection?

A home inspection is a professional examination of a property’s major systems, components and structures. The inspector looks for visible conditions that may affect the home’s safety, functionality or future maintenance needs.

Depending on the property, an inspection may include the roof, foundation, electrical system, plumbing, HVAC system, windows, doors, attic and other major components.

The inspection is not designed to predict every future problem or guarantee that a home is perfect. Instead, it gives the buyer a better understanding of the property’s current condition.

When Should You Have a Home Inspection?

A home inspection is generally performed after you have a contract on the property and before you finalize the purchase, within the inspection period specified in your contract.

Timing is important because your inspection findings may affect how you proceed with the transaction. The specific rights and deadlines will depend on the terms of your purchase contract.

What Does a Home Inspector Look For?

Some common issues that may be discovered during an inspection include:

  • Roof problems or evidence of leaks
  • Plumbing issues
  • Electrical concerns
  • HVAC problems
  • Water intrusion or drainage concerns
  • Foundation or structural concerns
  • Problems with windows, doors or other components
  • Signs of deferred maintenance

Finding issues doesn’t necessarily mean you should walk away from the home. Many homes—even well-maintained ones—will have items noted in an inspection report.

The important question is understanding which issues are significant and which are simply normal maintenance or minor repairs.

How Long Does an Inspection Take?

A typical home inspection can take approximately 2–3 hours, although the time can vary depending on the size, age and condition of the property.

Should You Attend the Inspection?

Yes, I recommend it whenever possible.

Being present gives you an opportunity to see what the inspector is examining and ask questions along the way. You can also learn useful information about the home’s systems and maintenance.

The written report is important, but seeing things firsthand can provide additional context.

What Happens After the Inspection?

After the inspection, you’ll receive a detailed report outlining the inspector’s findings. Take time to review it carefully.

Don’t be alarmed simply because the report contains a long list of items. Inspection reports often include routine maintenance recommendations and relatively minor concerns.

Instead, focus on the issues that could have a meaningful impact on the property’s safety, condition, cost of ownership or value.

This is also a good time to discuss the findings with your real estate professional and determine what, if anything, should be addressed with the seller.

Can You Negotiate Repairs?

Depending on the terms of your contract and the circumstances of the inspection, buyers may be able to request that the seller make certain repairs, negotiate a credit or otherwise address significant concerns.

The goal isn’t necessarily to create a perfect house before closing. It’s to address legitimate concerns and make sure both buyer and seller understand what is being agreed upon.

Don’t Forget the Final Walk-Through

The inspection isn’t the last time you should look carefully at the property.

Before closing, the final walk-through gives you an opportunity to make sure the home is in the condition you expect and that agreed-upon repairs or other items have been completed.

It’s an important final check before you take ownership.
